We are a full service appraisal company serving Michigan. Primarily, we appraise properties in the Detroit Metropolitan area. Appraisals are done on residential properties including existing homes, proposed, and new construction homes. Planned unit development, condominium properties and small income properties including duplex to four-plex properties are included in our appraisal services.
WHAT EXACTLY IS AN APPRAISAL
The appraisal is a document that is drafted by a licensed/certified appraiser to indicate the market value of real estate. The appraisal can be used for a mortgage transaction, estate settlement and can be requested by the court system. The intended use of the appraisal is to provide an estimation of market value in an indicated time period for specific real estate properties.
Market value is the most probable selling price in an open and competitive market with all conditions of a fair sale present.
The process of a complete appraisal begins with an inspection of the property, both interior and exterior. Additional data from the municipal assessor's office is obtained by the appraiser. All information is gathered and analyzed. All contributions of value are given consideration.
The appraisal you will receive is based on the attributes and qualities found in your real estate. Appraisal values are not preconceived, but rather developed from known market indicators of documented value. The value of your real estate is based on an interpretation of sales data found in your geographic area. The sales data is refined, analyzed, and interpreted to reflect your home, in your marketing area, and in your marketing time period.
